Roseville does not get hurricanes or blizzards, but it gets atmospheric rivers, and a wet week in January can dump more water on a roof and yard than most homes are built to shed in one sitting. A typical Sacramento Valley wet season brings close to 20 inches of rain, almost all of it packed into November through March, often arriving in a few intense storm cycles rather than a steady drizzle.

The February 1986 cloudburst caused roughly $7.5 million in Placer County damage and flooded around 100 Roseville homes, including about 10 along Miners Ravine. The January 1995 storm is generally considered a 200-year event. Listen for new dripping sounds in the attic and watch ceilings for a spreading stain rather than a static one. If you have a garage water heater, glance at the base of the unit and the surrounding slab; California's Health and Safety Code requires seismic strapping on these units, but strapping does not stop water intrusion around a cracked slab seam. The morning after: a 15-minute walk-through

A portable generator is a reasonable backup for refrigeration and lighting, but treat it as a last resort for anything near standing water indoors; running extension cords across wet flooring introduces its own hazard. A pre-storm checklist run once in October catches most problems, but a few maintenance items only make sense on a longer cycle, and skipping them is exactly how a home that passed last year's checklist still takes on water this year. Roof coverings, sealants, and mechanical backups all degrade on their own schedule, mostly independent of how mild or wet the previous winter was.

Spreading these checks across the year, rather than cramming everything into one fall weekend, also means you're inspecting the roof and attic in dry conditions when problems are easier to see and safer to access.
